In 2022, Templeton Development LLC paid $9.47 million for a Gulf-front homesite at 53 Sea Castle Alley in Alys Beach. It bought the lot to build a spec home. Darrell Russell of A Boheme Design designed it and Gulfview Construction built it. The finished house has more than 5,100 square feet inside and 53 feet of Gulf frontage. It sold for $28 million on May 29, 2026, which the sale announcement called the highest residential sale in Alys Beach history.
The buyer of that house bought more than a finished building. They skipped about four years of land holding, design, permitting and masonry construction that someone else had already completed. That is the part of Alys Beach pricing that a median sale figure never shows. Every home in town has to be built a specific way, by a fairly small group of qualified builders. So the most useful question for a buyer is how far along the building process a home already is when they buy it.
Four Years From Homesite to Closing
Here is how the 53 Sea Castle Alley timeline played out, based on published reports of the sale:
- 2022. Templeton Development buys the homesite for $9.47 million with plans for a spec home.
- 2025. The residence is completed to a design by A Boheme Design, meant for year-round living.
- November 2025. The home is listed at $31.25 million.
- May 29, 2026. The home sells for $28 million.
At 5,124 square feet, the sale works out to roughly $5,464 per interior square foot. That figure describes one house on one Gulf-front lot. It is not a community benchmark. The gap between the 2022 land price and the 2026 sale price is what covered design, construction, carrying costs and the developer's risk. That gap only exists because getting a house built in Alys Beach takes a lot of time and specialized work.
Why Fewer Hands Can Build Here
Alys Beach describes itself as the first community in the world to require every home to meet the Fortified standard. Every structure in town has solid masonry roofs and walls. That requirement shapes everything that comes after it. Alys Beach doesn't allow a framed house dressed up in white stucco. Each house is built in reinforced masonry, and the developer describes that as a set of "very specific techniques and methods."
The developer publishes a roster of approved builders it considers qualified for that standard. The current list names Alys Beach Construction, the developer's in-house builder, along with Akron Group, Benecki Homes, Craft, Davis Dunn Construction, EarthBuild, Galvas Construction, Gulfview Construction, Hufham Farris, J C Craig and Koast Builders. The page refers to "ten builders" but lists eleven names once Alys Beach Construction is counted. Confirm the current roster with the sales team before you plan around it. Design follows the same pattern. Marieanne Khoury-Vogt and Erik Vogt of Khoury Vogt Architects serve as Town Architects and guide the town's architectural identity. Outside firms work inside that code too. Architect Walt Chancey describes his practice as an approved architect for Alys Beach that designs within a prescribed code.
Builders on the roster build both spec homes and custom homes. The $28 million spec home was a Gulfview Construction project. A March 2026 VIE Magazine feature described one Alys Beach house built by Hufham Farris Construction to a Khoury Vogt design, and another built by Davis Dunn Construction to a design by Christ & Associates. A small, specialized group of builders limits how many houses can be underway at the same time. That limit is why a finished house carries a premium for having already made it through.
The Developer Is Selling Places in the Same Queue
The developer offers buyers a more structured way through the same process. Its Somerset Custom Home Program pairs plans by a well-known architect with Alys Beach Construction. Buyers choose from a limited set of customization options, and the program guides them from purchase to completion. In Town Center, the Summer 2026 Alys Insider listed Varian 303, a three-bedroom, 1,977-square-foot condominium priced at $4,951,431. Varian is the final mixed-use building planned for the north side of Town Center. That issue gave no delivery date for the building.
The developer's own status counts show how much of the town is still under construction. In the Summer 2026 issue, it reported 570 properties sold, 452 completed and 115 under construction, with about 74% of Alys Beach properties absorbed. The Spring 2026 issue put remaining inventory at about 216 properties and said scarcity "is starting to become more prevalent." The developer describes current inventory as custom homes, luxury rowhomes and Town Center condominiums, to be delivered "over the next several years."
New lots reach the market in small batches. In October 2025, Walton County reviewed an EBSCO request to develop six single-family lots in Phase 3A on 0.82 acres, and the review left the outcome open. The newest phase is Phase 4, the GG Block at the northwest edge of town. The developer describes it as cottage homes set among gardens and courtyards in a woodland setting. The phase is built around The Silva, an amenity that opened in March 2026.
What the First-Half Numbers Say About Mix
The latest sales figures come from the developer's own newsletter. They run through mid-2026, and no newer public count was available as of this writing. In Q1 2026, the sales team reported 19 contracts written for $105,680,590. For the first half of 2026, it reported 40 contracts for $261,165,000. That was up 54% in contract count and 74% in volume compared with the first half of 2025.
From those two figures, the second quarter works out to about 21 contracts totaling roughly $155.5 million. That's an average near $7.4 million per contract, compared with about $5.6 million in Q1. As of June 20, 2026, the developer counted seven sales in the $7 million to $10 million range and seven above $10 million. Volume rose faster than contract count because more of the activity happened at the top of the market. The $28 million spec home sold in that same period.
The newsletter doesn't define either term in the two counts above. The "properties sold" total rose only from 568 to 570 between the spring and summer issues, while about 21 contracts were written in Q2. The newsletter does not explain whether the contract figures include resales, so they work best as a sign of direction, not as an exact measure. The independent figures don't fill that gap. The Emerald Coast Association of REALTORS reports existing-home sales only and leaves out new construction.
Four Ways to Buy New, Priced in Time
| Path | Who sells it | What the buyer takes on | Example from 2025–2026 |
|---|---|---|---|
| Finished spec home | Independent developer working with a roster builder | Little or no build wait; premium for completed work | 53 Sea Castle Alley, $28M, May 2026 |
| Developer program home | Alys Beach Real Estate with Alys Beach Construction | Construction period; limited customization | Somerset Custom Home Program |
| Town Center condominium | Developer | Wait for the building to be completed | Varian 303, $4,951,431 |
| Homesite plus your own build | Developer or a lot owner | Design review, permitting, choosing a builder, full construction | Gulf-front homesite, $15.5M, August 2025 |
The homesite in the last row has 43 feet of Gulf frontage and was intended for a custom-designed home. No published Alys Beach-specific build schedule exists. One regional custom builder's August 2026 guidance estimates 10 to 16 months from groundbreaking to move-in for a typical 30A house. It adds two to six months of design review and permitting beforehand, and says review in communities like Alys Beach can take up to six months. Treat those ranges as regional estimates for planning. They are not commitments.
Questions to Settle Before Choosing a Path
- Is the seller the developer, an independent spec developer or a private owner, and who built the house?
- Is the builder on the current approved roster, and does the purchase require using one of those builders?
- For a homesite, what does the design review process involve, and are there deadlines to start or finish construction?
- For a Varian residence or other developer product, what delivery window does the contract state?
- For a spec home, when was it completed, and what warranty, if any, does the builder offer?
FAQ
Do I have to use Alys Beach Construction to build on a homesite? The developer publishes a roster of approved builders that includes Alys Beach Construction and other firms. The public materials don't spell out the full rules, so confirm the requirement with the Alys Beach sales team before you write an offer.
How much of Alys Beach is left to sell? The developer reported about 74% absorbed in its Summer 2026 newsletter, and about 216 remaining properties in its spring issue. Those are the developer's figures as of mid-2026.
Is the $28 million sale a guide to typical prices? No. It is one newly built Gulf-front house with 53 feet of frontage. As of June 20, 2026, the developer reported seven sales in the $7 million to $10 million range and seven above $10 million.
